State-of-the-art Reservation System Our web-based reservation system is a state-of-the-art booking system that allows guests to book reservations any time over the internet, without ever having to call us. We are one of the very few rental managers that utilizes this system. We know that today's consumer is very internet savvy; they want to make their arrangements using their computer. By utilizing this technology, we're able to compete directly with the hotel/motel business; our biggest competitors.

Quality Housekeeping Services. Chincoteague Resort Realty has developed proven housekeeping systems that work. Our guest satisfaction rating is very high. Here are some of the reasons why:

* We train our housekeepers to properly clean and care for vacation rental properties. They are trained in staging, proper use of cleaning products, proper reporting methods, and what to do in an emergency.

* Housekeepers provide a DETAILED written report after each guest.

* Housekeepers are assigned to specific houses, so you have the same housekeeping coming in to clean your home each week.

* We pay our housekeepers well, offer them bonus incentives and provide them with their housekeeping supplies. Most of our housekeepers have been with us for many years. We'll introduce you to some of them if you like.

* We do Housekeeping Inspections each week. It's the only way to know that our rentals being cleaned properly.

Maintenance Department We are very hands on with our rental properties. It's the only way to manage rental inventory successfully. Chincoteague Resort Realty has maintenance personnel on staff, and they do a fair amount of trouble shooting when we get calls from guests. This prevents unnecessary service calls, and we know how expensive they can be.

Our Maintenance and Housekeeping Departments inspect ALL of our rental homes each spring. This "Baseline Inspection" establishes a benchmark for us and enables us to deal with guests more effectively. We're also able to provide the homeowner with a list of items that may need service or repair. We also do an end-of-season inspection and report any maintenance issues to the homeowner.

If maintenance is required at your home, you will be contacted by our office for your approval before any service is authorized.

Guest Services We require all guests to sign a rental agreement with us. In addition, we require a security deposit on all rentals. Our guests have access to us at all times, including a 24-hour emergency phone number for after-hour emergencies.

Contractor Services We keep an up-to-date list of vendors within the local area that we can send to you to help find contractors. We can call for estimates for any repairs and give contractors access to your property (with your permission).

Winterizing and De-winterizing Services. We can help you set up winterizing and de-winterizing services. Many of our homeowners do winterize sometime around Thanksgiving. This allows them the ability to turn off the heat in the home.

Advertising. We do extensive advertising throughout the internet, in local print, and with some trade publications. In addition, we do direct mail campaigns (post cards) as well as email campaigns. We're able to reach a huge percentage of the visitors that come to Chincoteague to vacation. Not only do we have a long list of repeat renters, but our very visible presence on the web, combined with our on-line booking system gets us the results we want.

The Chincoteague Island Vacation Guide catalog. Each year, we publish a beautiful vacation rental catalog that is full color and features all of our properties as well as other useful information. We make these catalogs available through the shore via the Eastern Shore CC and the Chincoteague Chamber of Commerce, as well as posting catalogs all around town. We direct mail our catalog.
